Introduction

Due Diligence/Underwriting Reports are the most comprehensive dataset and research exercise to assess an opportunity for investment. They traditionally combine 130 KPIs from a full city report with additional detailed investigation into regulations, taxation, transaction volumes, foresights, and other relevant business intelligence.

 Typically, team of analysts, researchers, and mobile units work together to conduct secondary (200+ sources) and primary in-field research (interviews with local stakeholders and authorities, CAPI interview with students or mystery shopping).

  • Mystery shopping – visits to student residences to learn about their capacity and booking lead times.

Additional investigation on regulations, taxation, transaction volumes, foresights, and other relevant business intelligence

  • Interviews with up to 30 stakeholders per project, such as university and PBSA representatives, real estate agencies, City Hall, Statistical office, etc.).

The Student Hotel, one of the leading student housing developers in Europe, commissioned us for scoping the Paris metropolitan area prior to acquisition of the existing student housing development (Melon District). Our team of analysts, researchers, and mobile units were under pressure to deliver in under 3 weeks. In Week 1, the project planning took 2-3 days, followed by initial secondary (desk) research. The mobile unit was deployed in the Week 2 to collect data and intelligence from local stakeholders, city authorities, and universities. We also surveyed domestic and international students −asking them about their living preferences. Our team of experts have delivered an in-depth due diligence report, including a written report with detailed soft intelligence and market insights as well as analytical data on supply, demand, prices, pipeline, and student preferences in spreadsheets. The client, also based on our data, later decided to acquire the development which has been successfully occupied (up to 100%) since opening.
